Q.    How much per square foot do you charge?
 

    A.    As a true custom homebuilder, there is no set square foot price.  Due to the variety of architecture and amenities in a home, the price per square foot will change based on the total square feet in your home.

For Example:  If you take a contract price including all the amenities you would like in you home, and you divide it by 2000 square,  feet you will get a much higher price per square foot than if you put all the same amenities into a 4000 square foot home. Dividing the contract price by a larger home gives you a lower price per square foot.

   How long does it typically take you to build a home from start to completion?

  A.     Time frames vary from home to home depending on the size and complexity; however, we typically average between 6-8 months to complete a home.


Q.    Do we routinely work with the same subcontractors?

 
   A.   We pride ourselves on high quality.  To ensure this quality throughout, we work closely with the same subcontractors on every home, who understand and meet our level of expectations. 


 Q.  Will we work with different subcontractors, at the homeowners  request?

     A.  We understand from time to time, a homeowner may prefer to use a subcontractor that they are familiar with, or may be a licensed contractor themselves.  We are open to working under these circumstances, however, we do require the subcontractor to be licensed and fully insured.


Q.  Are my allowances adequate enough for what I want in my home?

    A.  We determine allowances by what our clients tell us they would like in their homes.  This way, we are able to make sure you have enough money in your allowance to have what you truly want.

 For Example:  If you would like Granite verses Solid Surface countertops, or recessed can lighting verses light fixtures, we make sure your allowance is enough for you to do this.  In addition, we base your allowances for floor coverings on the type of tile, wood, or carpeting you are looking for, also taking in consideration, the total amount you will need in your home.
 

Q.  What size of homes do we build?

    A.  To us, size does not matter, quality does. 


Q.  Do we need our own blueprints to build our home with you?

  A.  We are more then happy to build from blueprints you may already have, and we also work directly with our clients to design and draw custom blueprints.  In addition, we will credit the cost of your blueprints, which we created, towards your down payment upon signing a contract with us to build your home.


Q.  Do you provide a home warranty?

  A.  We are so confident in the high level of quality in our homes that we provide our clients stress free homeownership through our reliable 1 year home warranty.


Q.  What do we include in the price of our contracts?

   A.  We want our clients to be rest assured that when we provide them with a contract price, we have included everything to complete their home to the exact specifications they are expecting.  Our clients seldom have change orders, because we take the time to meet with them prior to bidding out the home, to find out what their needs and desires are.  
 Our complete contracts include:  permits, all site improvements, all utilities during construction, all requested amenities, professional cleaning, and much more.


Q.  What type of financing do you provide?

   A.  J. Timothy Builders does not provide financing for your home; however, we do work closely with several lenders and would be happy to refer you to them, in order to help you secure financing.
